A first conversation is a scoping call, not a pitch. The useful version takes about twenty minutes and covers what is prompting the move, the timeline you are working against, what the monthly number needs to look like, and which constraints are genuinely fixed rather than merely preferred.
Bring the awkward parts. A lease that ends at an inconvenient time, a house that has to sell first, a pre-approval that has not been renewed, a co-buyer who disagrees about location. Those are the facts that determine strategy, and finding them out in week six is expensive.
Come with questions of your own. What comparable properties actually closed at rather than listed at, how long the process realistically takes given your financing, what the total cost of getting in looks like beyond the down payment, and what would have to be true for the answer to be do nothing for six months. An advisor who cannot answer that last one comfortably is selling rather than advising.
