The Reserve at Lake Travis — A resort-style waterfront community across roughly 300 acres of shoreline, with an equestrian center, central lodge, private marina, and pool facilities. Membership in the community club is required for residents and lot owners — factor that recurring cost into any analysis. Popular for second homes.
Travis Club — The newest large-scale luxury development, spanning about 1,500 acres with substantial Lake Travis frontage, a championship golf course, a private marina, and expansive homesites. Worth watching closely if you're shopping the top of this market.
Lakecliff on Lake Travis — Architect-controlled custom homes on large lots, for buyers who want a structured design environment and privacy.
Travis Lakeside — A small gated waterfront community adjacent to Barton Creek Lakeside, developed in the late 1990s and early 2000s, with a more relaxed Texas character. Note: served by Marble Falls ISD rather than Lake Travis ISD — see the school section.
Briarcliff — A village-style community with a marina, golf, and a golf-cart-friendly layout. More neighborhood in feel than the estate communities, with a genuine sense of place.
Travis Settlement — Off SH-71 with large lots and bigger homes suited to entertaining and privacy. Access from both SH-71 and Bee Creek Road, with Highlands Boulevard improving the connection toward Lakeway. Lake Travis ISD.
West Cypress Hills — One of the more conventional subdivisions in the area, with newer construction and a suburban structure uncommon elsewhere in Spicewood.
Spicewood Beach and Siesta Shores — Smaller, traditional lake-edge communities on quieter coves, appealing to buyers who want a simpler boating routine without an estate-scale property.
